Dubai Hills Estate, also called Dubai Hills, is the first phase of Mohammed Bin Rashid City (or MBR City). The Dubai Hills community has been delivering projects since 2019. In 2019, the apartment complexes part of Park Heights: Mulberry 1 and Acacia, were delivered alongside the townhouse development of Maple. In terms of villas, the first two phases of Sidra Villas (Sidra Villas I and Sidra Villas II), Parkway Vistas and Fairways Vistas, were delivered in 2019. In 2020 the third phase of Sidra Villas, Sidra III, was completed and handed over to investors. 

Moreover, the first phase of Golf Place Terraces is completed. There are 4 to 6-bedroom villas in three different architectural styles in Golf Place 1. While Golf Place II is estimated to be handed over in the fourth quarter of 2023.

SCHOOLS IN DUBAI HILLS ESTATE

Dubai Hills Estate residents do not need to worry about enrolling their children in the best nurseries in Dubai, as Blossom Nursery serves the area. There are two branches of Blossom Nursery in Dubai Hills Estate, one is in Park Heights, while the other is located adjacent to Club Villas.

There are three schools part of the community, named:

  • GEMS Wellington Academy
  • GEMS New Millennium School

GEMS Wellington Academy follows the British curriculum from the foundation stage (FS1) until the final Year 13. The nearby GEMS International School offers the IB curriculum to students from pre-primary to Year 12. Those looking for the CBSE Indian curriculum can look at GEMS New Millennium School, which caters to students from KG1 to Year 9.

Also, many other schools are in proximity, based in Al Barsha and Barsha South, including the American School of Creative Science, Kings School and Dubai Heights Academy.

Located around 20 minutes away is Knowledge Park, known to be an educational hub and houses many universities and institutes. Notable options include the University of Bradford Dubai, the University of Wollongong Dubai and Middlesex University Dubai.

HOSPITALS AND CLINICS IN DUBAI HILLS ESTATE

There is a hospital in Dubai Hills Estate, King’s College Hospital London, located just outside the community entrance. It is a new healthcare option which opened its doors in 2019 specifically for the residents of Dubai Hills. It is a large 100-bed facility, has a surgical unit and specialises in paediatric orthopaedic cases and features the best of British healthcare.

There is also the Mediclinic Park View Hospital located on Umm Suqeium Street (D63), Al Zahra Hospital and Saudi German Hospital, both located in Al Barsha. Multiple branches of Aster Clinic can be found around the community and many major pharmacies are in the neighbouring areas.

NEARBY AREAS

One of Dubai Hills Estate’s key factors is its location. It is close to other Emaar communities such as Downtown Dubai, Dubai Marina and Emirates Hills. It neighbours Barsha South on the west and Al Quoz 2 on the east. The Meydan City area and Arabian Ranches communities are also easily reachable from Dubai Hills.

The highly anticipated Dubai Hills Mall was announced in 2017. It boasts over 600 restaurants, retail outlets, and many entertainment facilities for kids and adults alike. Home to the world’s fastest indoor roller coaster, The Storm and an Adventure Park for the younger lot, Emaar’s yet another entertainment and shopping destination opened to the public on 17th February 2022. The mall spreads across 2M sq. ft. featuring a wide selection of F&B and retail, including Geant Hypermarket and Roxy Cinemas.

It is accessible from different communities via Al Khail Road (E44) and Umm Suqeim Street (D63). This mall in Dubai Hills Estate rivals the Mall of the Emirates, which is another shopping destination located 10 minutes away. Other malls, such as Dubai Marina Mall, Dubai Mall and Oasis Centre, are located 20 minutes from the community.

Restaurants near Dubai Hills Estate

Besides, there are two restaurants in Dubai Hills Estate, Hillhouse Brasserie and The Duck Hook, in the Dubai Hills Golf Club.

Other options like popular fast-food restaurants near Dubai Hills include Popeyes, Papa Murphy’s Pizza, KFC, Hardees and more. All these fast food eateries are found in the ENOC petrol station outside the community. Casual dining establishments are normally found in Al Barsha South, such as Shakespeare and Co., Zest Restaurant and Grill Master Restaurant.

Nightlife near Dubai HILLS ESTATE

The Duck Hook and Hillhouse Brasserie in the Dubai Hills Golf Club are licensed options that are more on the quieter side of things. Those looking for a night out on the town will have to travel a little further to the north of Al Barsha and Barsha Heights. There are many bars, lounges and pubs in these areas.

BEACHES NEAR DUBAI HILLS ESTATE

A trip to the beaches in Dubai is enjoyed by tourists and residents alike. While Dubai Hills has no beach in the community, one is nearby. The urban beach part of the JBR is 16 minutes away. There are options to lounge, sunbathe or simply enjoy everything the public beach offers. There is even an outdoor shopping mall. The golf course also has an Academy by Troon and two licensed restaurants. 

Dubai Hills Estate has a lot of space dedicated to parks, green spaces and a 54 km bicycle track. Also, Dubai Hills Park is open to the public featuring wadi trails, a 2.5-kilometre jogging track, children’s play areas, a splash park, volleyball and tennis courts, a skate park and an outdoor gym. It is a large project taking up 180,000 sq. m., this green space will include something for everyone.

Until the development is completed, residents can conveniently hit the Adventure Park for kids and adults in Dubai Hills Mall.
